FIRST-TIME HOME BUYERS / ONTARIO

Before You Start House Hunting: An Ontario Mortgage Checklist

Illustrative home-buying scene

Before you save another property listing, set aside time for your mortgage questions. A little preparation can make that first conversation more useful. Use this checklist to organise your thoughts and identify what you still need to clarify.

1. Start with your own budget

Your borrowing limit and comfortable budget may differ. Allow for closing, moving and maintenance costs as well as your mortgage payment. Write down the monthly amount you would feel comfortable committing to a home.

2. Gather the financial picture

Expect requests for identification, employment and income evidence, down-payment funds and debt information. Recent pay statements may help; self-employed applicants may need tax assessments. Ask which documents apply to your situation and how to share them securely.

3. Understand what preapproval means

A preapproval can help you explore a borrowing amount, but it is not a guarantee. Final approval also depends on the property and lender criteria. Ask what has been reviewed, what remains outstanding and when any rate hold expires. Read the Financial Consumer Agency of Canada’s preapproval guide.

4. Look beyond the rate

Compare the term, amortization and flexibility of each mortgage. A longer amortization can reduce payments while increasing total interest. Ask about extra-payment privileges, penalties for ending the contract early and whether you could transfer the mortgage to a future home. Explore FCAC’s guide to choosing a mortgage.

5. Bring a short question list

You do not need to arrive with every answer. Bring your questions, a rough timeline and a clear description of what you hope to buy.
