Application Process, Documents, Fees & Privacy
Practical answers to help you prepare for a conversation about your mortgage.
What documents should I prepare for a mortgage application?
The exact list depends on the application. It commonly includes identity, employment and income records, down-payment history, debts and property documents; business and rental files may need additional records. Do not upload or paste these documents into this website chat or enquiry form. Contact me to arrange the brokerage-approved secure application channel.
How long does a mortgage approval take?
Timing depends on the lender, complexity of the file, appraisal, document quality and closing date. A well-prepared application can often move quickly, but no responsible advisor should promise a universal approval timeline.
Why does the lender ask for so many documents?
Mortgage lenders must verify identity, income, employment, down payment, debts, property details and source of funds. Complete documentation also helps prevent delays, fraud and last-minute surprises.
Will I have to pay you a fee?
For many standard prime-lender residential mortgages, the lender pays the brokerage and the borrower may not pay a brokerage fee. Alternative, private, commercial or complex files may involve lender and/or brokerage fees. Any applicable fee should be disclosed to you before you commit.
How are mortgage agents paid?
Compensation can come from the lender, the borrower, or both depending on the transaction and lender type. Required disclosures will explain applicable fees and compensation so you can review them before proceeding.
How is my personal information protected?
Sensitive application documents should be exchanged through a secure channel approved by the brokerage. This website’s automated chat uses prepared information and does not send its conversation to Vijay. The consultation form uses a separate email service described in the Privacy notice. Keep identity documents, banking details and detailed financial records out of the chat and enquiry form.
What should I do if my situation changes before closing?
Tell me immediately if you change jobs, reduce hours, take on new debt, co-sign a loan, miss a payment, receive a large unexplained deposit or make another major financial change. Even after approval, material changes can affect the lender's final decision.
