General Mortgage Questions

Practical answers to help you prepare for a conversation about your mortgage.

What does a mortgage agent do?

A mortgage agent helps you understand financing options, reviews your application and documents, and works with suitable lenders to arrange mortgage financing. My role is to explain the options clearly, identify potential issues early, and help you move from application to closing with fewer surprises.

Why should I work with a mortgage agent instead of going directly to one bank?

A bank can discuss its own mortgage products. As a Mortgage Agent Level 2, I can work with a broader range of lenders, including traditional, alternative and private lending sources, depending on your needs and eligibility. The goal is not simply to find a rate, but to find a mortgage structure that fits your overall situation.

What types of mortgages can you help with?

I can assist with purchases, first-time home buyers, renewals, switches, refinances, debt consolidation, rental and investment properties, self-employed borrowers, newcomers, credit-challenged files, alternative lending, private mortgages, second mortgages and other residential financing needs, subject to lender and property eligibility.

Do you only work with clients in Ontario?

I am licensed as a Mortgage Agent Level 2 in Ontario and provide mortgage brokering services in accordance with my Ontario licence and brokerage requirements. If a transaction involves another province, I will confirm whether it can be handled through the appropriate licensed channel before giving mortgage advice.

Can you guarantee that my mortgage will be approved?

No mortgage approval should be guaranteed before a lender has reviewed the complete application, credit, income, down payment, property and supporting documents. I can assess your file, identify possible options and help strengthen the submission, but the final decision belongs to the lender and, where applicable, the mortgage insurer.

Is the lowest mortgage rate always the best mortgage?

Not necessarily. A very low rate can come with restrictive prepayment privileges, higher penalties, limited portability, unusual discharge rules or other conditions. I compare the rate together with the features, flexibility and total cost of the mortgage so you can make an informed decision.

General information, not an approval, rate offer or personal legal or tax advice. Mortgage options depend on the lender, insurer, property and application. Government programs and lender requirements can change.
