YOUR QUESTIONS / 5 ANSWERS

Hourly, Commission, Bonus & Multiple-Income Borrowers

Practical answers to help you prepare for a conversation about your mortgage.

Can overtime or bonus income be used?

It may be used when it is established, documented and reasonably likely to continue. Lenders often look at a history of variable income and may use an average rather than the latest year's amount.

Can commission income be used for mortgage qualification?

Yes, but lenders usually want to see a history and supporting tax documents because commissions can fluctuate. The qualifying amount and documentation method vary by lender.

I work two jobs. Can both incomes be used?

Possibly. The lender will review how long you have held both jobs, the number of hours, whether the work is sustainable and the history shown on pay and tax documents.

Can part-time or casual income be counted?

It can be if there is enough history and evidence that the income is stable and ongoing. A lender may use a two-year average or another supported amount rather than simply multiplying the current hourly rate.

Can maternity or parental leave income be used?

Lenders may consider return-to-work income when documentation supports the return date and employer terms, but policies vary. Benefits, top-up income and future salary should be documented carefully.
