YOUR QUESTIONS / 5 ANSWERS

Newcomers to Canada

Practical answers to help you prepare for a conversation about your mortgage.

Can a newcomer to Canada qualify for a mortgage?

Eligible newcomers may qualify through lender or insurer programs, including some with limited Canadian credit history. Financing depends on status, employment, down payment, credit and property. Mortgage eligibility is separate from legal permission to purchase: a lawyer should confirm whether federal purchase restrictions or an exception apply before you commit.

Do I need Canadian credit history?

Not always. Some newcomer programs can consider alternative credit evidence when Canadian credit history is limited. The lender may request documents such as rent history, utilities, international banking records or other evidence of financial responsibility.

Can I use money from overseas for my down payment?

Potentially, but the lender will require a clear paper trail showing the source, transfer and ownership of the funds. International transfers can require additional documentation and time, so they should be arranged early.

Can someone on a work permit get a mortgage?

It may be possible, subject to lender and insurer criteria, permit validity, employment and the rest of the application. Work authorization does not automatically establish the legal right to buy every residential property. Have a lawyer check the federal purchase restrictions and applicable exceptions for your status and proposed transaction.

Do foreign buyers face extra taxes in Ontario?

Some non-Canadian purchasers face restrictions on residential purchases, and Ontario non-resident speculation tax may also apply. Legal permission to buy, tax treatment and mortgage eligibility are separate questions. Obtain current legal and tax advice before signing; a mortgage discussion does not confirm an exemption or rebate.

General information, not an approval, rate offer or personal legal or tax advice. Mortgage options depend on the lender, insurer, property and application. Government programs and lender requirements can change.
