MORTGAGE ANSWERS / INCOME & EMPLOYMENT

Can I buy a house while on probation?

Starting a new job and searching for a home can happen at the same time. If your employment offer includes probation, the useful question is how that condition affects the mortgage you are actually applying for.

THE QUICK ANSWER

It may be possible, but employment probation must be reviewed under the chosen lender’s rules. A new job is neither an automatic approval nor an automatic rejection. Have the employment terms checked before relying on a borrowing estimate or committing to a closing date.

Start with the actual employment terms

Here, probation means a trial period with an employer. Begin with your signed offer and an up-to-date explanation of your position. Write down the start date, whether the role is permanent or temporary, the guaranteed pay and the stated probation end date. A conversation based on those facts is more useful than simply saying you have a new job.

Sagen’s published guidance directs lenders to use their own probation policies and consider the applicant’s work background and job type. That is why an answer from one institution should not be treated as a universal Canadian rule. Sagen: income and employment underwriting

Separate a discussion from a financing commitment

You can begin a mortgage conversation while details are being confirmed. Ask what has actually been reviewed: your verbal estimate, your supporting documents, or a specific property application. Keep a short list of conditions that are still open so you know what must happen next.

A pre-approval does not guarantee a mortgage. FCAC explains that the lender still assesses the application and property. If your earlier estimate used a previous job, flag that change rather than assuming the same figure applies. FCAC: getting preapproved for a mortgage

Make your timeline easy to understand

Create a simple timeline with four dates: your first day, your first full pay period, the expected probation review and the proposed home closing. Add any employment gap and a brief factual explanation. This helps identify questions early, while you still have time to obtain answers.

Ask your mortgage agent which documents are needed now and which may need refreshing later. If someone says “we can look at this,” ask whether that means a preliminary discussion or a lender has accepted the employment terms. Record the answer alongside the document request.

A hypothetical planning example

Imagine a buyer who has worked in the same occupation for several years and starts a new salaried position in September. The offer includes a three-month probation period, while the home they like is expected to close in October. A higher salary alone does not resolve the timing question.

A useful next step is to compare the job documents with the purchase timeline before choosing an offer strategy. The buyer can ask whether the lender will consider the file during probation and what evidence it needs. This example illustrates preparation only; it does not predict a lender’s answer.

What lenders may consider

Your employment information is one part of the file. Prepare to discuss your income, existing commitments, down payment source, credit history and the intended property. Keep the down payment and closing-cost money separate in your planning so one expense does not accidentally consume funds intended for another.

For the employment discussion, organize the current offer, available pay records and previous employment dates. Ask for a secure document-sharing method rather than putting payroll documents into a website chat. An accurate, complete explanation is more useful than leaving out a detail because you worry it may raise a question.

Common mistakes to avoid

Do not assume every probation period is three months, that a permanent role means probation is irrelevant, or that a verbal reassurance replaces a written lending condition. Avoid treating a friend’s approval as evidence of your own eligibility: their lender, timing and financial picture may have been different.

Also avoid changing or selectively editing employment documents. If an employer’s letter is unclear, request clarification from the employer. Before removing a financing condition, discuss your specific position with your mortgage agent and lawyer. The goal is to understand what is confirmed and what remains unresolved.

A FEW MORE QUESTIONS

Frequently asked questions

Do I need to wait until probation ends to speak with Vijay?

No. You can discuss your plans now and identify the information needed. An early conversation is not an approval or a promise that financing can close during probation.

Does a larger down payment remove the probation question?

Do not assume so. Ask how the employment terms will be assessed for the proposed mortgage even if you have substantial savings.

What if probation ends before closing?

Share the expected date and ask whether the lender requires confirmation that probation has actually ended. A future date is not the same as completed documentation.
